Bahrain Property Owner Residence in 2026
Bahrain has an ordinary property-owner self-sponsorship residence for a foreign national who owns qualifying housing in the Kingdom. In 2026, the core NPRA property threshold is BHD 50,000, and the applicant must also show a lawful and stable income of at least BHD 500.
This route is separate from Bahrain's property-based Golden Residency, which currently requires a much higher personal property-share value of BHD 130,000.
Eligibility
NPRA's current property-owner self-sponsorship page requires evidence that:
- the applicant owns property in Bahrain in the applicant's own name;
- the qualifying property value is at least BHD 50,000;
- the applicant has a lawful and stable source of income of at least BHD 500 sufficient for the applicant and dependants; and
- the other residence-document requirements are met.
The official page refers to a certified title deed or mortgage agreement proving the property value. Applicants should use the ownership evidence requested by NPRA for the precise transaction rather than relying on an estate agent's marketing valuation.
Validity
The self-sponsorship residence can be issued or renewed for:
- 2 years;
- 5 years; or
- 10 years.
It is a fixed-term renewable residence, not the same legal product as Golden Residency.

NPRA publishes 40 working days for this service. Additional-document requests can extend the real-world timeline.
Documents
Current NPRA guidance includes:
- passport valid for more than six months;
- certificate of good conduct;
- electricity bill;
- certified property title deed or mortgage evidence showing a value of at least BHD 50,000;
- Bahrain-valid health insurance;
- evidence of lawful stable income of at least BHD 500; and
- the applicant's bank statements for the previous three months.
NPRA can request additional evidence.

Does buying property automatically grant residence?
No. Property ownership is the qualifying basis for an immigration application; the buyer still has to apply, provide the required documents, satisfy the income/insurance/good-conduct requirements and receive approval.

Family

Practical due-diligence points
Before treating a real-estate purchase as a residence strategy:
- confirm the property can be legally owned by the foreign buyer;
- confirm the value recognized for NPRA purposes;
- make sure title/ownership evidence can be issued in the applicant's name;
- keep separate funds/evidence for the BHD 500 stable-income requirement;
- budget for insurance, residence fees, conveyancing and property costs separately; and
- do not assume residence equals tax residence or employment authorization.
