Bahamas Permanent Residence in 2026

A Bahamas permanent residence certificate is a materially different status from an annual residence permit. Under the Immigration Act, a permanent residence certificate generally remains in force for the holder’s lifetime unless revoked. But there is no single universal application rule or one fee for every applicant: the Act and fee schedule contain distinct categories.

Permanent residence is category specific

The current Immigration Fees Regulations distinguish, among other categories:

  • applicants in specified long-residence/work-history categories;
  • spouses or surviving spouses of Bahamian citizens;
  • certain persons connected to Bahamian nationality provisions;
  • dependent/family endorsement situations; and
  • other cases.

Those categories carry different fees and sometimes different work implications. A fee quoted for a person with 20 years’ residence should not be used for a new investor or spouse application.

Long residence does not mean automatic approval

The fee schedule contains specific fee categories for people who have resided in The Bahamas for at least 10 years or at least 20 years, depending on occupation/history. That shows long residence is legally relevant, but it should not be converted into a blanket claim that “10 years automatically gives PR.”

A permanent residence certificate still requires the appropriate application and approval under the Immigration Act. Applicants should document their complete immigration and residence history.

Work rights must be read from the certificate/category

Permanent residence and permission to work are related but not identical across every family/category. The Immigration Act and fee schedule distinguish certificates/endorsements with gainful-employment rights from situations where dependants may remain subject to work-permit controls.

For ordinary employment while on a temporary status, use the work-permit guide. A resident spouse permit also has express work rights, but it is still a different status from permanent residence.

Economic permanent residence is a separate statutory route

Section 17A creates the economic permanent residence route. Since 1 January 2025 it requires $1,000,000 in qualifying Bahamian real estate or Central Bank Zero Coupon Bonds, held for at least 10 years, plus the section 17A residence requirement of at least 90 days per year.

The economic certificate is lifetime status unless revoked, but the qualifying investment/holding and declaration requirements continue. This route should not be confused with an annual homeowner card.

Family-related permanent residence

Marriage to a Bahamian citizen can be relevant to permanent residence, and the fee schedule includes spouse/surviving-spouse categories. Before permanent status, a foreign spouse may use the resident spouse permit, which expressly allows residence or gainful occupation during its validity.

Do not assume every dependant has the same work rights as the principal or spouse. Endorsements and individual status matter.

Documents and financial evidence

The Department’s permanent residence application for persons other than spouses illustrates the documentary depth expected: birth/marriage records, police and medical certificates, passport photographs, written character references, financial references and notarization, plus immigration/residence history.

The exact evidence varies by category. Economic applicants add the statutory real-estate/bond documentation; family applicants add civil-status and nationality evidence.

Fees

The fee schedule is category-specific and has been amended repeatedly. The 2023 amendment raised several permanent-residence charges, while the 2026 amendment changed selected items and the economic no-work certificate fee. Confirm the current fee against the exact legal category rather than relying on an old schedule copied online.

For economic PR, the current certificate fee is $25,000 in each section 17A variant after the 2026 change. Other permanent-residence categories can be much lower and are not investor substitutes.

Citizenship is separate

Permanent residence does not itself equal Bahamian citizenship. Nationality is governed by separate constitutional and statutory rules. Avoid marketing permanent residence as a guaranteed passport pathway.
