Thailand LTR Work-from-Thailand Professional in 2026
Thailand's Long-Term Resident Work-from-Thailand Professional category is designed for qualifying remote employees of established overseas companies.
Current eligibility
BOI Announcement No. Por. 3/2568 sets the current qualification framework. The normal income test is average personal income of at least USD 80,000 per year during the two years before application. A lower threshold of at least USD 40,000 per year can apply where the applicant also has a Master's degree or higher, owns qualifying intellectual property, or has received qualifying Series A funding of at least USD 1 million.
The overseas employer must be a company listed on a stock exchange; a private company operating for at least three years with combined revenue of at least USD 50 million during the previous three years; or a qualifying wholly owned subsidiary of such a company. This means a high-income independent freelancer without a qualifying foreign employer does not automatically fit this category.
Applicants must also satisfy BOI's health-security condition through qualifying health insurance of at least USD 50,000, qualifying Thai social security, or the prescribed bank-deposit alternative of at least USD 100,000 held for the required period.
Visa duration and reporting
BOI describes LTR as a 10-year renewable visa, but the legal stay is structured as an initial five years, extendable for another five years if the holder continues to meet the qualification criteria. LTR holders use annual reporting instead of ordinary 90-day reporting and receive multiple-entry privileges without the ordinary re-entry-permit requirement.
Work rights
Work-from-Thailand Professional status is specifically for remote employment with the qualifying overseas employer. BOI's current FAQ states that holders cannot take ordinary Thai-employer work that generates income in Thailand under this category. BOI also states that the standard LTR digital work permit is normally not issued to Work-from-Thailand Professionals because their work relationship is with an employer abroad.

Application process
- Apply online through the BOI LTR system for qualification endorsement.
- Submit income, overseas-employer and health-security evidence.
- BOI coordinates review with the relevant Thai agencies. The official process states a target of 20 working days after complete and valid documents are registered, while warning that additional-document requests can extend timing.
- After qualification approval and pre-approval, collect the visa at the designated Royal Thai Embassy/Consulate, e-Visa channel or Thailand Investment and Expat Services Center when eligible.
- Maintain the qualifying employment, financial and insurance conditions throughout the visa.

Fees
For issuance in Thailand, BOI currently states a THB 50,000 processing fee per person for the 10-year LTR visa. Embassy and e-Visa fees abroad can differ by post and currency.
Dependants
The LTR dependent rules were expanded in 2025. BOI Announcement No. Por. 4/2568 covers qualifying lawful spouses, parents, legitimate children under 20 and certain legal dependants. Some BOI summary text still reflects the earlier spouse/children-only framework, so applicants should use the current announcement and application checklist rather than relying on an old infographic.
Tax and permanent residence
LTR tax treatment is category-specific. Do not assume that the 17% personal-income-tax treatment advertised for Highly Skilled Professionals automatically applies to Work-from-Thailand holders.
LTR is also distinct from Thai permanent residence. The ordinary PR system remains separate and quota-based. A 5+5-year LTR should not be presented as automatic permanent residence or citizenship.
DTV or LTR?
Choose the Destination Thailand Visa when you need the broader workcation route and do not meet LTR's employer/income thresholds. Consider LTR when you are a high-income employee of an established overseas company and value a longer framework and reduced reporting.
Common mistakes
- using the former USD 150 million employer-revenue test instead of the current USD 50 million over three years threshold;
- meeting the income test but ignoring employer qualification;
- assuming independent freelancers automatically qualify; and
- assuming Work-from-Thailand status permits ordinary Thai employment.
