Spain Golden Visa in 2026: Closed to New Applicants

Spain's investor residence route—widely known as the Golden Visa—is closed to new applications from 3 April 2025.

The closure was implemented by Organic Law 1/2025. In the consolidated Law 14/2013, former investor Articles 63–67 are now expressly shown as without content from that date.

This page therefore does not present the Golden Visa as a current relocation option. Its purpose is to explain the statutory transition for people who applied before closure or already hold an investor visa/residence authorization.

Can I apply for a new Spain Golden Visa in 2026?

No under the former investor framework.

The old system covered qualifying capital/investment categories, including the famous real-estate investment route. Those provisions were removed for new applications with effect from 3 April 2025.

Buying property in Spain in 2026 does not by itself reopen the former investor-residence pathway.

What happened on 3 April 2025?

Organic Law 1/2025 left Articles 63, 64, 65, 66 and 67 of Law 14/2013 without content with effect from 3 April 2025.

Those were the core statutory investor-visa and investor-residence provisions.

At the same time, the law introduced transition rules designed to protect certain applications and authorizations that already existed before the reform took effect.

Pending applications submitted before closure

Law 14/2013's first transitional provision for the reform says that investors or investor family members who submitted the relevant application before the new rules entered into force may receive the corresponding visa or authorization under the rules that were in force on the date of submission.

That means the filing date is crucial for a legacy pending case.

It does not create a grace period for someone who had merely planned an investment but had not submitted the qualifying application before the cutoff.

Existing investor visas and residence authorizations

The second transitional provision states that investor visas and authorizations that were valid when the reform took effect retain their validity for the period for which they were issued.

Existing holders therefore should not read “Golden Visa abolished” as meaning that a valid card automatically became void on 3 April 2025.

Their rights and obligations must instead be evaluated under the transition rules and the terms of the authorization they actually hold.

Can existing Golden Visa holders renew?

The transition provision specifically addresses renewals.

Where a renewal application is submitted, it is to be processed and decided under the rules that applied when the initial authorization was granted.

This is important for legacy holders because the current consolidated law no longer contains an active new-applicant investor route, yet the reform preserves a renewal framework for protected existing authorizations.

The applicant still needs to satisfy the relevant legacy conditions. Transitional protection is not the same as guaranteed renewal.

What about real-estate Golden Visas?

The former Spanish Golden Visa was strongly associated with real estate, but the key current fact is simple:

There is no new real-estate Golden Visa application route under Articles 63–67 after 3 April 2025.

A legacy holder whose original qualifying authorization was based on property must examine the transition/renewal rules that apply to that specific authorization.

A person who buys Spanish property after the cutoff should separately identify a current immigration basis—property ownership alone is not a replacement visa category.

Family members in legacy cases

The first transition provision expressly refers to investors or relatives of investors whose application was submitted before the effective date.

Existing family members and pending pre-closure family applications therefore require a case-specific review of:

  • filing date;
  • principal investor status;
  • validity of the underlying authorization;
  • relationship/dependency evidence; and
  • applicable legacy renewal rules.

Do not assume a new relative can always enter the historic investor framework after closure merely because the principal holder has a legacy permit. The exact transition facts matter.

Golden Visa tax considerations

The closure of the immigration route does not erase tax obligations connected with Spanish property, investment income, wealth or tax residence.

Likewise, holding a legacy investor authorization does not itself determine Spanish tax residence. Physical presence, personal circumstances, investment structure and applicable tax laws need separate analysis.

Does Golden Visa time count toward long-term residence?

Spain's national long-term residence route generally looks for five years of legal and continuous residence under the relevant statutory rules.

A legacy investor authorization can be part of a residence history, but the investor framework historically had distinctive residence/absence characteristics and citizenship/long-term-residence planning requires an individualized review of actual residence, not merely card validity.

Do not assume that maintaining an investor card while spending little time in Spain necessarily satisfies every continuity/residence requirement for a later status.

Citizenship considerations

Spanish nationality by residence is a separate legal regime.

The general period is 10 years, with reduced statutory periods for defined groups, including two years for nationals by origin of Ibero-American countries, Andorra, the Philippines, Equatorial Guinea or Portugal.

Nationality requires legally qualifying residence and other conditions. A Golden Visa—legacy or otherwise—never functioned as an automatic citizenship purchase.

Current alternatives to the Spain Golden Visa

Digital nomad / international teleworker

For a person with genuine foreign remote work, examine the Spain digital nomad visa. The 2026 principal financial benchmark is €2,442/month under the SMI formula.

Innovative entrepreneur

For a founder developing an innovative project of special economic interest to Spain, examine the Spain entrepreneur route. UGE states there is no fixed minimum investment or job-creation number, but a favorable ENISA assessment is required.

Ordinary self-employment

For conventional freelance or business activity established in Spain, consider the Spain self-employment visa.

Highly qualified professional / EU Blue Card

A person moving for a qualifying skilled Spanish role may instead fit an employer-driven high-skill route processed through UGE or the EU Blue Card framework.

Should ReloTide call the Golden Visa “abolished”?

“Closed to new applications” is usually more useful and precise for applicants in 2026.

The core investor provisions were removed, but statutory transitional provisions continue to protect certain pre-closure applications, valid authorizations and renewals. Saying simply “abolished” without that context can mislead existing holders.
